How do I book my stay?

Most of our properties can be booked instantly from our website. Simply choose your favourite property and complete the booking by following the steps from the “Book Now” button. You can also consult the availability here.

When do we pay for our reservation? 

To confirm your booking reservation, immediate payment is required. In case you need any assistance, please send an email to info@lisbeyond.com.

What is your method of payment?

We accept credit cards and debit cards. 

How does the check-in process work?

Before your arrival, you will need to fill out an online form. Please check your emails for an email and/or messages with a link from us. This is mandatory for all bookings, requiring you to insert your passport information and if applicable, pay the city tax.

Why do you need my passport information? 

When you reserve a stay in a registered Local Lodging establishment –  “alojamento local”, we are obligated to report your details to AIMA, the Agency for Integration Migration and Asylum. As part of the country’s regulations, all accommodations, including hotels and vacation rentals are required to report guest stays to the AIMA. It’s a standard practice, so nothing to worry about!

Is it possible to check in earlier? Or check in later?

Prior to your arrival, our team will contact you, asking about your arrival time. Early check-in and late check-outs are subject to availability, and additional fees may apply. To confirm the possibility of making these arrangements please contact us before your arrival.

Why do I have to pay a City Tax? 

City tax is a fee charged to all guests staying in tourist or local accommodation, It’s implemented as a means to support local infrastructure and improve the tourism sector and its amount can depend on the type of accommodation, location and season. A city tax is not included in the room rate and should be paid for until check-in. 

What additional services do you offer?

Currently, Lisbeyond offers you the following services, at additional cost:

  • Airport transport
  • Luggage drop-off (available in Lisbon, Porto and Algarve)
  • Breakfast box (only available in Lisbon)
  • Baby Crib Rental (only available in Lisbon)

How do I cancel my booking or change the dates of an existing booking?

Our cancellation policy is specific to each property and mentioned during the booking process. We recommend that you send us an email to info@lisbeyond.com and our team will reply as quickly as possible.

How do I book my stay?

Mid-term properties can’t be booked instantly. Please submit an information request by following the steps from the “Enquiry” button. You must fill out your contact information, requested dates, and any other details or questions you have about the property. We will get in touch with you shortly! 

Can I visit a mid-term property before I book?

If you want to reserve a mid-term property,  we can organize a private viewing if the property is available at the desired time. If you reserve a mid-term with a third party like Airbnb, Spacetio, or Flatio, viewing is impossible due to policies.

What do I need before I move in?

If you book a property directly with us by submitting the “Enquiry” form, all we require is a copy of your passport and your address information. However, if you choose to book through a third party, you may be asked to provide additional documents such as IRS declarations and proof of employment.

What is the deposit for mid-term stays and when will I receive it back?

Lisbeyond requires a one-month rent deposit, before moving in. The purpose of this deposit is to protect against property damages. Once your stay is over and in the case that after the property inspection, there are no damages or unpaid amounts, the deposit is refunded.

What is included in the mid-term rental price?

Your total price for your mid-term stay includes the monthly rent, utilities up to a certain amount(water and electricity), administration fee (paid one time), a deposit and a monthly cleaning fee.

Do mid-term properties have a minimum stay?

Yes, all Lisbeyond mid-term properties have a 30-day minimum stay.

How do I cancel my booking or can I change the dates of an existing booking?

For a mid-term property cancellation, and according to the rental agreement, there is a 30-day noticed period. Please confirm in your contract or if have any questions, send an email to living@lisbeyond.com

If you booked a Lisbeyond mid-term property on a third-party website, cancellation policies may differ.

Can I just start renting out my property for short term? 

If you want to rent out your property in Portugal, you have to make sure you are compliant with the local regulations. Get in touch with us to see if you can set up your property for short-term or mid-term rental. 

What do I need to apply for an Alojamento Local or short-term rental – license?

If your property is located in an area where the local municipality allows new short-term rentals (or Alojamento Local’s, as referred to in Portuguese) to be issued, you will need to gather a few documents to get started and register here: Depending on how you want to proceed with the business activity of short-term rental, renting out as an individual or as a company, you will need to submit certain documents to the municipality. In most cases, these are: 

  • Caderneta Predial of the property 
  • Copy of the passport/ID card of the owner of the property 
  • Proof of the civil liability insurance (‘responsibilidade civil’) for Alojamento Local
  • Proof of opened business activity in the Portal das Finanças for the activity of Alojamento Local
  • The number of the utilization license (‘Licença de Utilização’)

 

To start working with Lisbeyond, do I already need to have the Alojamento Local – short-term rental – license?

How much commission does Lisbeyond charge for its property management services?

Lisbeyond offers full-package property management services for a commission fee of 25% for short-term and 15% for mid-term (+VAT). This commission is only charged when there are reservations for your property. The commission is calculated on the net revenue generated by the bookings. This means that all costs (platform commission, cleaning fees, city taxes) are deducted from the total price paid by the guest, which results in the net revenue of the booking.

What are the requirements for Lisbeyond to manage my property? 

There are no specific requirements, however, as every property is different, it must be reviewed by our team

Does Lisbeyond do property inspections & maintenance? 

Regular inspections are conducted every month to see if there’s structural damage or any potential tenant damages. By doing regular inspections, the Lisbeyond team can also make sure your property is well-cleaned and spotless and overall safeguard your property. Lisbeyond coordinates routine maintenance tasks, addresses tenant requests promptly, and manages emergency repairs. Regular property inspections are also conducted to identify and address potential issues before they escalate.

How is the payment collected and distributed?

Lisbeyond handles all the booking payments and every month, Lisbeyond transfers the total of the booking payments to your account after deducting management fees and expenses.

How do you handle maintenance requests? 

Tenants may submit requests through our email, platform or WhatsApp. For emergencies, they may call us. After receiving a repair request, we will contact the guest/tenant and ask them questions to help us determine the exact nature of the problem before sending our maintenance team. After determining the problem, we will send the appropriate service vendor to repair it. 

How informed will I be about what happens with my property?

Lisbeyond is a small yet experienced team. We are always available, and you can rest assured that our team is extremely informed about every detail of your property. We also offer a personalized service, meaning our communication is adapted to each owner, so if you would like to know every detail and information, or just the general picture, Lisbeyond adapts to your preferences.

How Are Rental Rates Determined?

Our experienced team offers personalized insights and advice to maximize the earning potential of properties, by calculating potential earnings, researching average nightly rates, and accounting for seasonal variations and occupancy rates to estimate monthly income. 

Our team does a market study, initially, where we make our projections, which gives us an idea of average daily revenue. After the property is online, we analyze its performance based on the flow of new reserves at the value at which they were reserved. The reviews are very important in this stage, then, we analyze whether we are in the correct segment and whether the price is correct, if not, we re-evaluate the rates and update them in the correct market segment.

Who pays for rental property maintenance costs?

The landlord does, most of the time. This generally counts normal wear and tear on the property, however, if there’s guest damage, the guest must pay.

What’s your process for providing estimates?

Precise timelines and accurate estimates are key to a successful project. When reaching out to the Lisbeyond team, we ask for the scope of work. This would mean any architectural plans and designs are put forward so we can draw a quick estimate within 48 hours. If at this stage everything is within your expectations, we move into the quoting phase where a site visit can take place.

How will Lisbeyond keep me updated on the progress of my renovation/construction project?

You can expect transparent communication and regular updates about the status, timelines, and on-site meetings. 

Can I choose the materials and the design of the project?

Lisbeyond Constructions is a renovation company, therefore, we partner with expert architects and designers for the overall design.

What are the Payment terms?

The payment terms are agreed upon with the client, taking into consideration the exact scope of which project for each type of service we provide and for the works as well. In general, payments are spread out over the various phases of the work and are always agreed upon before the start.

Does Lisbeyond help me with the bureaucratic procedures?

Yes, if previously requested, and if the project requires it.

How much do Estimates cost?

Our estimates are free of charge.

Once I sign the Contract, when will work begin?

Our process begins in the following days after contract signing. 

Should I stay in my home during the duration of the renovation?

This is up for debate and depends on all factors of a particular project. Clients renovating small spaces can usually remain in the space for the duration without incident. If the work means that there will not be usable bathrooms, or if the work area affects the entire apartment, we would recommend the client stay elsewhere during the renovation. Clients will small children or pets are not recommended to stay during the duration of the project, due to reduced air quality on-site and dangerous conditions like sharp edges or tools, that occur at any job site.

What warranty does Lisbeyond Construction have?

Under the legislation, our projects have the warranty defined by the decree-law 18/2008 of 29-01-2008.
