Before you do so, when you own a property in Portugal and wish to work with a property management company, you must be familiar with the local legislation of the country and city in which your property is located.

LisBeyond is your ideal companion when it comes to navigating Portugal’s bureaucracy and explaining everything you need to know. If your property is suitable for short-term or mid-term rental, each municipality has its own set of rules and regulations that must be followed.

If your property is located in an area where the local municipality allows new short-term rentals (or Alojamento Local, in Portuguese) to be issued, you will need to gather a few documents to get started. Depending on how you want to proceed with the business activity of short-term rental, renting out as an individual or as a company, you will need to submit certain documents to the municipality. 

LisBeyond can easily assist you in this process. In most cases, these are:

  • Caderneta Predial of the property;
  • Copy of the passport or ID card of the owner of the property;
  • Proof of the civil liability insurance (‘responsabilidade civil’) for Alojamento Local;
  • Proof of open business activity in the Portal das Finanças for the activity of Alojamento Local;
  • The number of the utilisation licence (‘Licença de Utilização‘)

LisBeyond offers a full package for property management for short-term or mid-term rentals in Portugal. The services included are, but are not limited to:

LisBeyond offers a full package of property management services for a commission fee of 25% (+VAT) for short-term rentals (AL). This commission is only charged when there are reservations for your property. For mid-term rentals, a commission fee of 15% + VAT is charged on the monthly rental amount (i.e., if the monthly rental is € 1.000, the LisBeyond commission fee is € 150,00 + VAT).

The commission is based on the net revenue earned by the bookings. This means that all costs (platform commission, cleaning fees, and city taxes) are removed from the total amount paid by the guest, resulting in the booking’s net revenue after the LisBeyond commission fee is deducted.

Depending on the property and its location, our local team will contact you with all of the necessary information and specifics about your check-in process and the property. For most of our properties, we assign a guest greeter to welcome you and answer all the questions you may have. 

Self-check-in is available at several of our properties and locations. Our team will send you your unique check-in code on the day of your arrival once you complete the online check-in process, which includes passport/ID details and a city tax from each guest (children under the age of 12 do not apply). 

Please note: You do not have direct access to the property; we need to make sure our team corresponds with you regarding arrival time, etc.

At every LisBeyond property, we provide towels, linens, toiletries, and a fully equipped kitchen with appliances, utensils, and cookware. If you would like to have amenities refilled, please don’t hesitate to contact us (additional fees may apply).

We kindly request that you ensure the air conditioning and lights are switched off, and please remember to close the doors when you check-out.

Depending on the property, you might be asked to leave the key on-site or in a designated lockbox. To ensure a seamless departure and avoid any potential inconveniences or fines, we appreciate your cooperation in leaving your keys behind upon checking out.

In order to arrange your check-in, you must inform us about your estimated arrival time and, if applicable, your flight number as well, so we may help track your arrival. The official check-in and check-out times vary per property and location. Please don’t hesitate to contact us personally if you require further details.

Please note: Check-ins after a certain time (depending on property and location) will be considered a late check-in and will be charged a €25 fee. This will be paid in cash directly to your guest greeter.

Early check-in and late check-out may be possible, but please contact us in advance to confirm availability.

We will be happy to arrange a luggage drop-off after 11:30, before your estimated arrival time, but please note that the property might not be ready before the official check-in time of 15:00.

Following your check-out, we propose that you look over our property house guide for the luggage storage place for your convenience. If you need your luggage picked up later, please keep in mind that our cleaning team may be on-site. We can accept your request for luggage storage in such instances, but please contact us in advance to confirm availability.

Short-Term Rentals:

  • The length of stays ranges from a few days to a few weeks
  • Primarily chosen for holidays or business trips
  • Having the comfort of a home that is fully equipped for short stays
  • Usually priced on a nightly or weekly basis
  • Can be more expensive per night compared to mid-term rentals due to their convenience and flexibility

Mid-Term Rentals:

  • Length of stays are from a month up to a year
  • Primarily chosen by expats, digital nomads, and people who are in between houses and are looking for a fully equipped house to stay in for a few months
  • Mid-term rentals offer a middle ground between short-term rentals and long-term leases in terms of pricing
  • Mid-term rentals might offer more competitive rates for longer stays compared to short-term rentals

For all our properties in Lisbon and Porto, there is a minimum of 2-night stays, and for our properties in Algarve and Aljezur, there is a minimum of 3-night stays. Some properties may require a 4-night minimum stay, depending on the property, region, special date, and lead time. Please don’t hesitate to contact us if you need more detailed information.

Sadly, we don’t accommodate house pets; however, we do understand the importance of service animals. To ensure everyone’s comfort and safety, we kindly request proof of service animal status.

It is possible to make special requests when booking our properties. However, it’s important to note that each property has its own policies, capabilities and availability when it comes to accommodating special requests. If you wish to kow more about special requests, please contact us.
