As Property Performance Manager, you will ensure the financial and operational success of our managed properties. Your most important KPIs are focused on Revenue Performance and Review Score Performance, which are the driving forces to maintain peace of mind for our property owners and guests alike.

You will track and optimize revenue & review performance, analyze trends, manage reporting, analyze guest reviews and feedback, and work closely with pricing and operations teams to identify and act on opportunities for improvement.

Responsibilities & tasks you will take care of as a Revenue Manager:

  • Monitor and improve revenue performance across our entire portfolio (200+ properties).
  • Ensure each listing meets or exceeds its revenue targets.
  • Analyze KPIs such as occupancy rate, ADR, RevPAR, and cancellation trends.
  • Prepare data insights and documentation for our Owner Success Managers to share with property owners.
  • Collaborate with the Revenue Management team to implement and optimize dynamic pricing strategies.
  • Deliver internal reports on revenue performance (weekly, monthly, quarterly) to inform business decisions.
  • Identify review trends (e.g., recurring guest complaints) and work with operational teams to implement solutions.
  • Recommend data-driven improvements to maximize owner income.
  • Stay updated on market trends and adjust mid-term rental pricing strategies accordingly.
  • Support revenue-related tasks during property onboarding.
  • Monitor OTA platform updates (algorithms, promotions, partnerships) to enhance listing visibility and performance.
  • Assist in budgeting, forecasting, and setting revenue goals for each property.
  • Maintain accurate and up-to-date CRM and revenue documentation.

What we are looking for in our Revenue Manager:

  • Proven experience (minimum of 3 years experience in a similar role) in analytics, revenue management, finance, or business analysis—ideally within real estate or property management.
  • Fluency in Portuguese and English (spoken and written).
  • Highly organized, proactive, and results-oriented.
  • Comfortable working with data, tools, and dashboards—especially Excel.
  • Experience using analytics platforms (e.g., Pricelabs, Beyond Pricing, or similar).
  • Target-driven with a creative approach to achieving results.
  • Enthusiastic about using AI tools to interpret data and drive efficiency.
  • Strong communicator with attention to detail.
  • A collaborative mindset and long-term relationship builder.
